Lennar's Average Sales Price 🏡
Lennar $LEN ( ▼ 4.46% ) jumped 2.70% in after-hours trading on Monday after the home construction company reported mixed financial earnings results.
Financials: Lennar reported earnings of $1.90 per share in the past quarter, which were lower than expected. Revenue during the past quarter was $8.4 billion, which was better than expected.
Details: Although new home orders increased by 6% during the period, the average sales price of homes fell from $426,000 a year ago to $389,000. Lennar attributed the decline in the average sales price to “continued weakness in the market.”
Quote: “As mortgage interest rates remained higher and consumer confidence continued to weaken, we drove volume with starts while incentivizing sales to enable affordability and help consumers to purchase homes.” - CEO Stuart Miller.
Early Bird’s Nest Egg Gains: While the broader U.S. housing market remains weak, Lennar is still managing to grow.
Lennar has adopted a "volume-first" approach, focusing on increasing the number of home deliveries rather than maximizing profit margins per home. This means the company is willing to accept lower margins in exchange for higher sales volumes.
The company is targeting the affordable segment of the market, which remains in high demand due to the chronic shortage of entry-level homes in the U.S.
Final Thoughts: Lennar investors were thankful for Monday’s results. The stock had been down nearly 12% this year.
